My name is Margaret Hurt Pearse and I have been in the world of construction, real estate, commercial and residential site development just about my whole life. My father being in the steel erection field my entire life has been a process of education throughout my life. My family is originally from Mississippi and relocated to Rocky Mount, NC when I was 5. Mitchell's Engineering was founded in Columbus, MS where we moved from Louisville, MS when I was a child to be closer to my father's work. After relocating to NC, I was amongst the construction and site development at a very young age. I married a gentlemen in the same field as my father, who worked with my father in his company for approximately 30 years.
As an adult and knowing that I needed to receive more education in various fields, I began with a law firm, Battle, Winslow, Scott & Wiley, PA of Rocky Mount, NC (originally Gibson & Durham) which merged with Battle, Winslow in 1985. I was one of the Administrative Assistants for the majority the attorneys that handled real estate. We handled large PUD communities, worked with developers with all facets of financing, restrictive covenants, large multi-million dollar closings, to various residential closings. From the legal standpoint of real estate, I was educated by the best of the best with a magnitude of education that has been priceless in my career.
I took my real estate pre-licensing education from one of the best in the real estate, George Bell who was an instructor with Fonville-Morisey of Raleigh, NC. George Bell now is a member of the NC Real Estate Commission. I completed my certificate, passed the exam and got started in August 1994. I went with a very small agency with older/seasoned agents. My first closing was a commercial building in Tarboro, NC in October, 1994. It was the old Coca-Cola building and dealt with the buyer, seller, referring agent & tenant (Sprint Telephone) in order to close the transaction. Within a very short period of time in my first four months of real estate I closed nine transactions. I continued to work hard and make myself a name in the real estate market and knew there was more to learn.
After switching to a franchise, Prudential Real Estate of Rocky Mount, I became the top producing agent in that office and over all top producing in the area. With over $8 million in sales each year for a consecutive 4 years. During this tremendously exciting time I handled and closed 74-78 transactions per year. I closed a wide variety of different property types from convenient stores, to acreage, to high-end, to average residential properties, including apartment complexes.
During this early time and booming market of real estate, I began to continue my education to achieve the ultimate goal of becoming a broker. I completed all four required classes and took the broker's exam and passed in July, 1997.
As a part of a family that was in the construction world, we began to find properties to develop whether it was residential single-family, duplexes, multi-family or commercial/industrial.
From the single-family aspect of developing, we developed many different sizes. Many properties would be small 3-4 acre sites and we would design the infrastructure with an engineering firm and build out the homes from .25 acres to 1.5+ acres. With design build from 1200 heated square feet to 2800 or more. We also developed duplex units we would attach to the multi-family communities and some duplex developments sat alone. From the Multi-family development, starting with the purchasing of the raw acreage, to working with the engineering firm, to the rezoning with the city, including infrastructure process, building out each multi-family unit to listing and selling each building, I have been through the process. I am very knowledgeable of various ordinance requirements of DOT and local municipalities which enable me to work with the local officials at ease.
The commercial side of real estate is something I started doing and loving and will continue to do. It enables me to work with businesses that are just starting out to multi-billion dollar producing businesses. In August 2000, I started my own real estate agency, Real Estate Professionals of NC, LLC. Starting out I felt it would be best for me to have assistants so I hired a closing assistant and full-time office manager. I also had a listing assistant, as well as a bookkeeper, part-time. I currently manage one of the finest sites in the Rocky Mount area, right off the corridor of Hwy 64 and I95. Back in the early 1980s through 1990s I assisted with the development of the quadrant known to the area as Hampton Village Center. I have been through the same processes as early mentioned from helping purchase to now finding the perfect tenants for our location.
As you know by now, yes I am a female. I have worked hand-in-hand with many big name developers, investors and builders in my area, I have been the right hand for my father, brother & husband (before he passed away in 2009 of a sudden heart-attack). I am an accomplished real estate broker with my GRI I received in 2008 and would love the opportunity to prove myself as the ONE PERSON THAT CAN GET IT DONE.
